FAQ:

1. Are you licensed real estate agents?

Yes.

2. Is the a for sale by owner (FSBO) service?

No. Think of yourself as a Co-Agent.

3. How are you able to charge so much less than other agents?

A listing agent is basically an Admin job. There are a lot of tasks that you are capable
of doing yourself with minimal time and effort. By splitting up the workload, we save you
a load of money.

4. Who shows my house?

Contrary to what you may think, your listing agents almost never shows your house. A buyer’s
agent (represents a prospective buyer) will show your house 95% of the time.

5. What if someone wants to see my house and they do not have an agent?

This is when you or anyone else can arrange the showing. When this happens, we just take a few extra precautions.                        For example: we may ask them to provide a pre-approval letter or evidence of funds, provide a driver’s license, and accompany them on the showing

6. Who takes my listing photos?

It’s always best to have them taken professionally, but you can take them yourself. We can also shoot the listing photos, but we typically charge an extra couple hundred bucks. A professional photographer will be about the same price.

7. What is the MLS?

The MLS stands for Multiple Listing Service. It is a database that is limited to licensed real estate agents and brokers who pay for a membership. Only a licensed real estate broker can list a property on the MLS. Once a property is listed on the MLS, it will transcribe to every major third-party site like Zillow, Redfin, Realtor.com, Trulia, etc. Once your house is listed on the MLS, a buyer or agent looking for a house will see it.

8. Do I need to come to your office to list? Do you need to come to my house?

No, but you are certainly welcome to come to our office and we can come to your house. For your convenience, we can do everything virtually as well. All necessary paperwork can be signed and exchanged electronically.

9. What kind of paperwork do I have to deal with?

Not as much as you may think. There are only a few documents and disclosures to get listed. Once you receive offers, you will need to review & sign those documents, and finally, you will have to sign documents with the escrow company. The escrow company, the buyers, and their mortgage company (if not paying cash) will take care of most of the paperwork.

10. How are traditional real estate agents paid? How is this different?

When you list your house with a traditional real estate agent, they will typically charge you a 5% or 6% commission. That commission then gets split up and half goes to the listing agent and the other half goes to the agent that represents the buyer. Sometimes your listing agent will get the entire commission. They call that getting both sides of the commission. That is something you definitely want to watch out for if you’re hiring a commission-based agent. When you list with CRES, you pay a flat fee of $1,500 and you choose how much commission you want to pay another real estate agent that brings you a buyer.

11. Do I have to pay a buyer agent commission (BAC)?

In order to list on the MLS you have to offer some compensation to a cooperating agent that brings you a buyer. It is up to you how much you want to offer. consultation.
